Prefer to fix things first? A two-step option
If you’d like to make repairs before your official report, I offer a two-visit pre-listing option:
1. Walk-through consultation — $150. I walk the home with you and point out what a buyer’s inspector is likely to flag, so you can decide what to repair. This is verbal guidance, not an inspection, and comes with no written report.
2. Formal inspection & bilingual report. After your repairs, I return for the full, independent inspection and deliver your English + 中文 report — priced normally, from $450.
The $150 consultation is credited in full toward your formal inspection, so most sellers pay only the inspection price. You choose what to repair and what to disclose, and the second visit is always a complete, independent inspection. (Sellers remain responsible for disclosing known issues — WA Form 17.)
